Stefan Carlén has served as Property Host at Medeon Science Park for nearly four years, ensuring that daily operations run smoothly for all tenants. He’s a familiar face in Medeon’s corridors, but many may not fully know what a property manager actually does.
With 25 years at the real estate company Wihlborgs, Stefan has worked with a wide range of buildings across Malmö. Today, he is responsible for the management and tenant relations of six properties—one of which is Medeon. He works closely with Wihlborgs’ property managers and technicians.
- My closest colleagues who support Medeon’s tenants are Henrik Sandqvist, who is the property manager; Maria Persson, the property management assistant; and Suss Nilsson at the front desk. We also work closely with a team of service technicians and a sustainability team to continuously improve the performance of our buildings, says Stefan Carlén.
His responsibilities are wide-ranging: everything from locks and door automation to ventilation and plumbing systems. In addition, Stefan monitors energy consumption, oversees inspections, and coordinates contractors.
- Our issue reporting system, where tenants can submit maintenance requests and needs, simplifies daily life for both us and the tenants. All customer information is centralized, and subcontractors can quickly get up to speed on what needs to be done, he explains.
Stefan describes Medeon as a very pleasant and stimulating workplace, home to a diverse mix of companies—from those with advanced laboratories to both well-established and smaller office tenants.
- Meeting so many different customers makes the job exciting. The daily contact with tenants is what makes the work enjoyable, and good dialogue solves most things. No two days are the same—there’s always something new going on. I think that’s part of the charm of this job, says Stefan Carlén.
Wihlborgs owns properties in Malmö, Lund, Helsingborg, and Copenhagen, and is the leading commercial real estate company in the three Swedish cities. The company owns, develops, and manages office and industrial spaces, with a strong focus on being close to its customers.
For Stefan, this means that as a property host, he’s involved not only in operations but also in property management, contracts, and development projects. With three adult children and an active life in Malmö, he describes himself as a man who is “62 years young” and thoroughly enjoys his work.
- We have short decision-making paths and a high degree of personal responsibility, which really gives you a sense of ownership in your work. Being part of the growth journey Wihlborgs has made over the past 25 years has been incredibly interesting, says Stefan Carlén.
